It is common for buyers to feel overwhelmed after a home inspection. It is a good opportunity to use this time to learn more about your new home, so you can feel positive about moving forward with the transaction.
A recent article at realtor.com® recommends home buyers ask their inspector clarifying questions like: “I don’t understand this; what does it mean?” or “Is this a major or minor problem?” and “Do I need to call in another expert for a follow-up?”
Your home inspector will likely find something to report since no home is perfect. Fortunately, most of these problems will be minor. Make sure to have the inspector categorize any issues into ‘minor’ and ‘major’ problems.
According to Frank Lesh, executive director of the American Society of Home Inspectors, the inspector cannot tell you to make sure the seller pays for the repairs, even though you may be able to make that happen. Be sure you know exactly what needs to be done and you understand any issues with the home at this point.
If your inspector sees a major problem then you may want to call in an expert to look further into it. These experts can give you a better idea of the cost of fixing the specific problem, such as electric, plumbing, or roofing to name a few.
The inspection report can also give you a good idea of your “to do” list after you move in, depending on what the seller is or isn’t willing to fix before you buy the home.
