Questions To Ask During A Home Walk Through

Before you can have that fun new home welcome party, there's a bunch of tasks you must first get done. Aside from the home shopping process, there are things to do after you put in an offer to ensure you have made a sound decision. The home inspection and the walk through are two of the major ones.
"The walk through is your last opportunity to assess the property you’re intending to purchase and guarantee that everything is exactly how you want it. After you sign that stack of paperwork on closing day, there will be no more back-and-forths with the seller and no more opportunities to negotiate costs or repairs. It’s crucial then that you’re incredibly thorough during your final new home walk through—you don’t want to stumble upon something you would have liked to be changed only to realize that, because you’re now the homeowner, a problem that would have been someone else’s job to take care of is actually your job.” Says Laura Mueller
To ensure you get the most out of your walk through process we have eight questions to help guide you.
1. Have all requested repairs been taken care of? If you have requested certain repairs during the inspection then be certain to check that they were made and meet your expectations. In fact, some sellers may try to save money by doing it themselves or using cheap service companies. By checking that the repairs were made, you are saving yourself money and headaches.
2. Did the seller leave you all the warranties and manuals?When you buy a new home, generally you’re not just buying the structure but the appliances and features within it as well. The seller should leave behind a stack of warranties and manuals including but not limited to: appliances, decks, windows and air conditioners. If you can’t find them during the walk through then make a note to ask for them.
3. Is everything that is included in the sale presently in the home? During the negotiation of the final purchase contract, both parties agreed what would be included and not included in the sale. While you're on your final walk through, it’s time to check that nothing is missing. Likewise, anything that is not included in the sale should now be out of the home.
4. Does everything work? While you have already checked your home’s systems and appliances during your inspection, it's a good idea to re-check everything. As you walk through the property, check all of the lights, switches, and especially the air conditioning. This is crucial since you can still make repair requests at this point.
5. Is the home clean? As the purchaser, you have a reasonable expectation of the property being free of dirt, mold and pests. Inspect the walls, floors, ceilings and anywhere else you may find water, mold or dirt.
6. Do all of the doors and windows work? During a walk through, buyers may get distracted checking on the big things. Be sure to check all windows and doors to ensure they are in working condition just as you did at the inspection.
7. Is the lawn in good condition? Take a walk around the property to ensure the landscaping was kept up during the closing period. Has the grass been cut recently? Did the seller remove any trees or bushes that were supposed to be included?
8. Is all of my furniture going to fit? During your final walk through, you may want to bring a tape measure to get an idea if all of your furniture is going to fit. Feel free to bring a measuring tape and write down the dimensions of each room.
What if you find a problem during your new home walk through? Of course, everyone hopes this will go smoothly with no issues arising. If you find an issue you should act quickly. An issue that comes up during the final walk through doesn’t mean the sale will not go through. It could mean delaying your closing date for a time while you go back to the negotiation table to get these taken care of.
You shouldn't be afraid to ask for what you want. Your new home walk through is your last chance to make any requests of the seller. Make sure you have your agent, contract, and inspection report with you while going through the property on your final walk through.
