Almost three percent of U.S. workers or about 4 million people spend at least 50 percent of their work hours working from home. Between 2005-2015 remote work soared 115%. In fact, employers save almost 11k per per year for every half-time remote employee. These savings total $44 billion across the whole population of at-home workers.
The increasing amount of work being done from home has started to reshape how home-builders lay out the home. Additionally, the trend is impacting the way realtors market homes with dedicated offices. According to the real estate company Baird & Warner, there’s a sizable increase in Millennial and Baby Boomers looking for home offices.
More people are working remotely, and buyers want a dedicated work space,” says Christine Drimalla, a Baird & Warner broker, who says separate yet central sells. “They want to be in sunlit spaces with plenty of natural light where they can access the rest of their home. I hear from buyers all the time they want an office on the main floor so they can quickly go to the front door or kitchen when needed.
Flexible Floor Plans
The home builder Red Seal Homes allows buyers to choose from a variety of home office selections. Their single-family home plan features a first-floor office. The townhouse model comes with an unfinished basement that buyers could turn into a home office.
Many prospective buyers work from home several times per week. These buyers ranked home offices high on their must-haves list says Red Seal Homes’ executive Brian Hoffman.
Close to Hub
Some home shoppers are looking for townhomes with home office of flex space. Fitting the bill is The Warrington, a townhome floor plan from Lexington Homes based in Chicago. The Warrington floor plan offers a main level office or den off the open-concept kitchen. The office features solid-core doors which can be upgraded to French doors and a transom window.
“It’s unusual to find a townhome with an office on the main living level,” Lexington Homes principal Jeff Benach said of The Warrington.
Buyers enjoy that they can work close to the hub of the home where they can keep watch over their children and easily grab snacks and coffee from the kitchen. When finished working they can close off the space with french doors.
For certain buyers, home office privacy is more important than a central location within the house. At Chicago developer Belgravia Group’s luxury condominiums Renelle on the River and Three-Sixty West, now under construction in downtown Chicago, floor plans happen to include bedrooms that can double as offices. These are located away from the kitchen and other rooms that can cause distractions.
Privacy and the opportunity to focus on work is important to those who telecommute or operate a business from a home office,” Belgravia Group executive vice president Liz Brooks says. That “is why our floor plans at Renelle on the River and Three Sixty West include at least one secondary bedroom that offers separation from the center of the home. Along with a distraction-free environment, these rooms also offer floor-to ceiling windows, reminiscent of the classic corner office” to which many aspire.
